New Greenville Store Location to be a Net Zero Building

Half-Moon Outfitters is pleased to announce the acquisition of 603 East Stone Avenue in the up and coming Midtown district of Greenville, SC. The building is 14,000 square feet and was originally built as an auto parts store. Half-Moon intends to thoroughly renovate the building complying with their existing standards established in the construction of their LEED Platinum Distribution Center (NC 2.2), and is pledging to take this building one step further in that the building will be built to be a Net Zero Building or NZEB.
The NZEB designation refers to the measurement of zero net energy consumption, meaning the total amount of energy used by the building on an annual basis is roughly equal to the amount of renewable energy created on the site. The renewable energy on site will be produced by an approximately 60 KW rooftop array which, when coupled with an efficiency based renovation of the building shell, will allow for the energy production to fully offset the energy consumed.
Half-Moon Outfitters believes in quality infill projects and seems to specialize in derelict brick buildings such as 603 East Stone, which has not been meaningfully occupied in several years. Furthermore, the company is committed to an enhanced and entertaining retail experience as evidenced in their Acoustic Rock series (YouTube:Half Moon Outfitters), and the consistent production of meaningful annual events including trail runs, yoga nights, and The Banff Mountain Film Festival World Tour. In keeping with the notion of experiential retail, the company is in talks with both a local beer maker and a local boutique coffee concept and intends to have one or both as co-tenants depending on final space requirements. Half-Moon’s current retail concept typically occupies 10,000 square feet.
The company’s Greenville store is in the final year of a lease at 1420 Laurens Road and will move in late 2017 or early 2018. Half-Moon originally opened in Greenville in 1994. As of this writing, the only other known NZEB retail building in the US is a Walgreens built in 2013 in Illinois, and there are none known to be in the Southeast.
The acquisition of the property was facilitated by Grayson Burgess, a part-time Half-Moon Outfitters employee and full-time real estate agent for The Burgess Company. The Solar System will be provided by Sol Bright and their employee Andrew Streit who was instrumental in building the company’s Solar Tree at their Columbia, SC store. All modeling and NZEB calculations will be done by The Sustainability Institute of SC. In addition, The Sustainability Institute will make their Energy Conservation Corps available for some of the energy efficient upgrades the building will need.
